How to market a real estate project in Islamabad

How to market a real estate project in Islamabad

Short answer: market a real estate project in Islamabad in three stages. Build an interest list before launch, push paid ads hard at launch, and keep leads warm until sell-out. Every enquiry should reach WhatsApp or a phone within minutes, and the number to watch is cost per site visit, not cost per click.

Below is how each stage works in practice, what usually goes wrong, and what to ask any agency before you hand them a launch.

Before you spend a rupee: get the basics right

Most launch budgets are wasted in the first two weeks because the basics weren’t ready. Check these before any ad goes live:

  • Approvals in hand. Buyers in Islamabad now ask about approval on the first call, and many check CDA’s own lists. Put the approval status and NOC details on the landing page. If it isn’t approved yet, don’t advertise as if it is. Buyers can check a society against CDA’s lists with our CDA housing society checker.
  • One landing page per project. Not your company homepage. Location, payment plan, floor plans or plot sizes, approval status, and a WhatsApp button that’s visible without scrolling.
  • A WhatsApp number someone actually answers. Set an auto-reply that sends the brochure and payment plan, then a person follows up the same day.
  • Tracking. Meta pixel and Google tag on the page, with call and WhatsApp clicks counted as conversions. Without this you can’t tell which ads bring buyers.
  • Accounts in your name. The ad accounts, Facebook page and domain should belong to you, not to whoever runs the ads.

Stage 1: Pre-launch (build the list)

The goal before launch is a list of people who already know the project and want the payment plan. Run teaser ads on Facebook and Instagram to people in Islamabad and to overseas Pakistanis, send them to the landing page, and collect names and WhatsApp numbers.

Keep the message simple: where it is, what it is, roughly what it costs to get in, and when booking opens. Avoid “limited units” pressure if it isn’t true. Islamabad buyers have seen plenty of it, and it costs you trust.

By launch day you want two things: a warm list to message first, and data on which audiences and ads brought the cheapest real enquiries.

Stage 2: Launch (full push)

At launch, budget moves to the ads and audiences that worked in pre-launch. A mix we often start with is about 60% Meta (Facebook and Instagram, click-to-WhatsApp and lead forms) and 40% Google Search, for people already searching for projects, plots or apartments in the sectors around your site. The split changes week by week based on what books visits.

Three things matter more than the ad creative:

  1. Speed to lead. An enquiry answered in five minutes is far more likely to become a site visit than one answered the next morning.
  2. Booking the visit, not just “sending details”. The sales team’s job on the first call is to fix a day and time for a site or office visit.
  3. Feedback to the ads. Tell whoever runs the ads which leads were junk and which booked. That’s how targeting gets better instead of cheaper and worse.

Stage 3: Sustain (until sell-out)

After the launch spike, enquiries slow down. This is where many projects stop advertising, and the last 30% of inventory sits for a year. Keep a smaller, steady budget running:

  • Retargeting people who visited the page or messaged but didn’t book.
  • Lookalike audiences built from people who did book.
  • Overseas Pakistani campaigns (UK, Gulf, North America) timed for evenings in those countries.
  • Construction progress updates: real photos and short videos from site build more trust than any render.

How big should the budget be?

Work backwards from sales, not from a number that feels comfortable. Decide how many units must sell through online enquiries each month, then estimate how many leads and site visits that takes. For a planning figure, our published Islamabad range is about PKR 450–1,400 per lead for well-run Meta and Google campaigns, and premium projects often sit at the top of it.

Our free project launch budget calculator does the maths for your own units, price and timeline, and you can change every assumption.

What to measure every week

NumberWhy it matters
Cost per leadUseful, but easy to make look good with junk leads.
Cost per site visitThe number that predicts sales. Track it by channel.
Lead-to-visit rateShows whether the problem is the ads or the follow-up.
BookingsThe only number the owner really cares about.

Costs vary a lot by project type, location and season, so treat any figure quoted before someone has seen your project as a guess. Ask for these four numbers in a weekly report instead.

Choosing a real estate marketing company in Islamabad

There are plenty of real estate marketing companies in Islamabad, and many of them also sell inventory. That’s not wrong, but it’s a different business. If you’re a developer or builder, ask any agency:

  • Do you sell property yourselves, or only market it?
  • Will the ad accounts and page be in our name?
  • Is ad spend paid on our card, separate from your fee?
  • Do you report cost per site visit, or only clicks and leads?
  • Can we leave month to month?

Questions

How do you market a new housing project in Islamabad?

In three stages: pre-launch ads to build an interest list, a full Meta and Google Ads push at launch with every enquiry sent to WhatsApp, and steady retargeting and overseas campaigns until sell-out. Measure cost per site visit, not clicks.

Which is better for real estate in Islamabad, Facebook or Google Ads?

Both, for different buyers. Facebook and Instagram reach people who aren’t searching yet and work well with WhatsApp; Google Search catches people who are already looking. Most launches use both and shift budget week by week.

How long before launch should marketing start?

Usually four to eight weeks before booking opens, so there is a warm list and tested ads on launch day.

Should a developer advertise before approvals are complete?

Only honestly. Buyers ask about approval status early, and claiming approvals you don’t have damages the project and can create legal problems.

How much does it cost to market a real estate project in Islamabad?

You pay two things: ad spend, paid directly to Meta and Google on your own card, and a monthly management fee. To size the ad spend, work back from your sales target with our free project launch budget calculator.
